Can a landlord have a rental bond online? What is rental bond? Can I lodge my bond directly with NSW?


Rental Bonds Online is a service helping tenants, agents and self-managing landlords lodge and refund bond money securely and easily. NSW Fair Trading encourages everyone involved in the process of renting to use this service. Your landlord or agent is required by law to offer you the RBO service before accepting your bond.


This is an online service to lodge and refund bond money for NSW managing agents, landlords and tenants. Bonds lodged online using RBO do not need a signed paper bond lodgement form. Instea both the Self-managing Landlord and the tenant log on to RBO with separate accounts to conduct rental bond transactions. If a tenant chooses to lodge their bond using a paper form, their landlord or agent needs to give them a Rental Bond Lodgement form to sign.


The landlord or agent must then lodge the completed form and the bond with us. If you are a managing agent or private landlord managing residential rental properties, you may register for Rental Bonds Online. A tenant can be required to pay the first two weeks rent at the beginning of the tenancy.


But, the rental bond cannot be an amount more than four weeks rent. If you are a landlord , you cannot ask the tenant to pay any other money at the beginning of their tenancy. You also cannot request or receive additional bond payments during the tenancy. It took me one year to recover a bond from the Rental Bond Board after a previous tenant vacated. Tenants whose homes are managed by FACS Housing may be asked to pay a rental bond. Pet bonds are not lawful in NSW.
